The client requested a crisp, fresh and modern building which optimised the site's potential in terms of view, solar orientation, wind direction, town planning restrictions, and number of units. The result is a building with unit designs that maximise the site's features.
The building form is a direct response to the site and the town planning restrictions historically imposed on the erven of Brookes Hill. The development rights were amended through a lengthy process with the local authority, increasing the coverage and realigning the access road.
The building is sited parallel to the predominant property lines of the site with the view edge being adjusted in orientation to allow for maximum views towards the harbour, beach and city. Use was made of glass balustrading to ensure unobstructed views from the unit interiors.
The open-plan design was taken to its fullest potential due to the compact nature of certain spaces which required a view. Some bedrooms have open-plan bathrooms with enclosed toilet cubicles which is in line with the new trend in hotel room designs.
The building is characterised by its modern horizontal and vertical lines linking levels and feature components thus ensuring that the building is perceived as a whole composition and not merely floors stacked on top of one another. The aim was to provide the observer and inhabitant with a delicate play between solid and void, light and shadow - choosing materials that are in synergy with the building level in the marketplace.
