Business Process Outsourcing Centre

Coega SEZ, Port Elizabeth

The new mixed-use building centre located in zone 4 of the Coega Development consists of two main components, namely:  Business Process Outsourcing (BPO) and Skills Development and Training. The Centre was designed with flexibility in mind meeting local and international trends and ensuring a high concentration of job creation servicing industries and businesses worldwide.

Located within an industrial zone the exterior building expression closely relates to the typical industrial idiom. The interior of the building however reflects a more commercial environment with top-class finishes.

Halfway through construction, the clients introduced a new brief based on a change in their needs. The symbiotic co-existence of both the BPO function next to the accommodation required for skills development training is a true testament to the fact that the building is indeed very flexible.

The facility's primary functions are housed on the 15130sqm ground level footprint with ancillary classroom-type training rooms, auditorium and board rooms being located on the mezzanine level which is an additional 4225sqm in floor area. The mezzanine level was designed to overlook the workshop training areas below to add an additional dimension to the level of training provided.

The building axis is at approximately 45 degrees to that of the road grid system due to two main reasons: Firstly, the building directly responds to the road intersection in a manner which addresses both road grids. Secondly, the rotated wall surfaces will reduce noise reflection from adjacent buildings as the sound will not be able to reverberate between two parallel surfaces such as two neighbouring buildings’ walls.

The building is positioned on an East - West axis allowing maximum exposure in the internal courtyard for Northern sunlight. The Call Centre halls themselves have specialized environmental requirements and these have been addressed through the appropriate use of materials.
