The instruction from the client was to maximise the site for high density residential usage attracting potential investors and first time home owners by means of its unique architectural expression.
The architectonics are unique for a residential type building in this area. The aim of the design was to target the “new” young professionals and investors by using strong contemporary South African nuisances such as vertical side cladding, painted bagged plaster and galvanised mild steel balustrading reinforcing the trendy nature of it inhabitants.
The building consists of 17 one-and two bed roomed apartments ranging from single storey to double storied apartments with an entertainment area or study at roof garden level.
The building is orientated on a north-south axis with the main living areas and main bedrooms facing east - ensuring that inhabitants awake naturally in the morning at sunrise. The “back” of the building is orientated to the west allowing the open passages and deep top roof overhang to protect the habitable rooms from major heat gain in the afternoons by means of screening the sun and ventilating the immediate contact areas.
Fenestration to the passages are also kept small and placed at different heights to allow better cross ventilation and natural light penetration without loss of privacy. Large fenestration designs to the living areas and main bedroom areas were used to create an airy ambience which is used to oppose the potential claustrophobic emotion associated with compact apartment designs.
